Welcome to Whitpain’s Comprehensive Plan page. What exactly is a comprehensive plan? A comprehensive plan, or comp plan as it is often called, is an official statement adopted by a local government which directs the physical development of the community.


2023-2024


Since the Comprehensive Plan was adopted in 2016 there were several changes exacerbated by the 2020 pandemic that changed market and social conditions significantly.  Based on these trends and local interest in land use changes, the Township completed a limited update to the existing Comprehensive Plan to examine how market, social and physical changes might affect land use and infrastructure planning.  The 2024 Comprehensive Plan Update was approved in March 2024.

2014-2016


In 2014, Whitpain started the process of creating a new comprehensive plan. The plan, titled ‘Whitpain 2035: Four Villages within a Community” was thoroughly researched, carefully crafted and adopted in 2016. The name comes from the four remaining village areas within Whitpain: Blue Bell, Broad Axe, Centre Square, and West Ambler. These areas are the foundation of our community character and vital to the smart growth of the Township over the next generation.

Whitpain 2035 was the result of a multi-year consensus-building effort to create a new and genuinely sustainable comprehensive plan. A committee guided the process and solicited input from the public through a variety of approaches, including four town hall meetings.
